While Namrata specialises in real estate transactions, she has a varied experience over other practice areas like dispute resolution and general corporate advisory including employment laws.
She currently heads a team of 41 lawyers including 8 Real Estate Partners across various offices of the firm. Namrata has advised Indian and overseas real estate funds, developers, MNCs real estate investors, lenders, borrowers, and financial institutions.
Namrata specialises in acquisition and financing of various real estate projects, be it residential/commercial/warehouses/ townships/renewable energy projects and development of special economic zones. She is considered an expert in drafting and negotiating retail and commercial leases, especially for malls, built to suit premises and data centres and corporate campuses. She regularly advises on all aspects of real estate transactions including title due diligence, issuance of title opinions, acquiring property by way of conveyance, lease or joint development models, mortgages, drafting and negotiating commercial leases. In addition, she has also represented and acted for clients in transactions involving financing of real estate sector (both private equity and debt financing), including REITs.
Namrata has significant experiences with construction contracts, development management agreement, fit out agreements and other project related documentation.
In the area of dispute resolution, Namrata has considerable experience in representing clients before the various High Courts, Tribunals, Company Law Board, NCLT, Karnataka Electricity Regulatory Commission and other fora. She specialises in corporate disputes, court-based Mergers & Amalgamations and Real Estate disputes.
Namrata has also been actively involved in a number of union related matters, appearances before High Courts, Industrial Tribunals and in conciliation proceedings before labour authorities in various employment-related disputes under legislations such as the Industrial Disputes Act, 1947 and the Payment of Bonus Act, 1965.
